Frequently asked questions.

How is this different from just buying the MLS Offer Bot snapshot?

You don't run a GHL agency, you run a home-buying business. Buying a snapshot means you also have to manage your own agency, do your own 10DLC registration, configure SMS sending, and troubleshoot when workflows break. We do all of that for you — it's a managed service, not a download.

What happens if I want to leave?

Export your sub-account, take it with you. We never lock you in. Your contacts, workflows, and conversations are yours.

Do I need to know GoHighLevel to use this?

No. You'll get a 30-minute setup call, a walkthrough video, and a sub-account that's already configured. If you can log into Gmail, you can log into your sub-account.

What about Sole Proprietors without an EIN?

You can still register A2P 10DLC as a Sole Proprietor (different from "Standard Brand"). Throughput is capped at 1 message-per-second to T-Mobile but is plenty for most solo investors. We support both paths.

How is my customer data protected?

Your customer data lives in your own dedicated GoHighLevel sub-account — not in a shared database with other clients. All traffic to and from our services is encrypted in transit (TLS 1.3) via Cloudflare. Our backend infrastructure runs on Fly.io with enterprise-grade machine isolation. Payment processing is handled exclusively by Stripe (PCI-DSS Level 1 certified) and never touches our servers. We follow industry best practices for data security and continuously review our compliance posture.

What does the OfferBots AI Agent actually do?

Available on Pro and Scale tiers, the AI Agent has real conversations with the listing agents who reply to your bot's first message. It qualifies them by asking about the property, motivation to sell, timeline, and openness to a cash offer — all autonomously, 24/7 (including weekends and 2 AM). Hot leads get flagged in your pipeline so you only step in when there's a real deal to close. Saves most operators 5–15 hours per week per active market.

What's the pricing? Why per-text on top of the monthly?

See the pricing section above. Three tiers ($197 / $397 / $897 per month) plus per-text SMS at $0.0183 per outbound segment across all tiers. Pro and Scale customers also pay $0.02 per message handled by the AI Agent (only applies when the AI is replying on your behalf). We pass SMS and 10DLC carrier fees through at near-cost so you only pay for what you send. Most managed-SMS competitors bundle SMS into the monthly — which sounds simpler but means you're paying for capacity you might not use. Our pay-per-send model means low-volume months cost less.

What's a "county" in my plan?

Counties are the standard real estate unit (matching how the MLS, tax records, and courthouse filings are organized). 1 market = 2 counties. When you set up your Zillow saved searches, name them by county (e.g., "Fulton County GA") and our system tracks coverage automatically. You can rotate counties month to month if your strategy shifts.
